Developing Thriving Economic Centres and Communities
Scaling Efficiencies Through Integrated Industry-Anchored Development
LIMA Estate, a 1,100-hectare PEZA-registered industry-anchored estate in Batangas, is the Philippines’ largest privately owned industrial park and the first industrial-anchored estate to earn a BERDE-District certification.
At the heart of Southern Luzon’s industrial growth story is LIMA Estate—a 1,100-hectare industry-anchored development operated by Aboitiz Economic Estates, where the Aboitiz Group’s ecosystem of solutions in power, water, construction, financial services, and real estate come together to create true scale efficiencies.
Home to 196 locators and providing meaningful employment to over 75,000 individuals, LIMA continues to demonstrate how integrated infrastructure and coordinated investments can sustain thriving industrial and commercial activity. The estate is designed to enable synergy across sectors—supporting strong supply-chain linkages, efficient logistics networks, and a growing pool of skilled talent that fuel productivity and innovation.
Among its global and regional locators are EPSON Precision Philippines Inc., which operates its largest manufacturing facility in Asia; Yamaha Motor Philippines, built to serve the country’s domestic motorcycle market; Littelfuse, a global leader in circuit protection; Aice, one of Southeast Asia’s fastest-growing ice-cream manufacturers; and Bandai Namco Philippines, which produces Gashapon capsule toys distributed across Asia. These companies exemplify the diversity and resilience of industries that thrive within LIMA Estate—where the right infrastructure, partnerships, and ecosystem of support enable businesses to scale and communities to prosper.
LIMA stands as a living example of how the Aboitiz Group’s integrated approach to development—anchored on innovation, collaboration, and sustainability—creates enduring value for industries and people alike, reinforcing Batangas and Southern Luzon’s position as a vital growth engine for the Philippines.
Premium Residential Enclaves that Innovate Ways to Live and Thrive
The Villages at LIMA Estate, a 49-hectare residential enclave within LIMA Estate.
Aboitiz Land’s residential developments in Batangas deliver premium living environments that anchor the region’s appeal beyond its industrial foundation. The Villages at LIMA Estate spans 49 hectares across three distinct villages—Sierra, Brook, and Meadow—positioned near Biz Hub, Batangas’ first central business district, with integrated access to commercial, dining, and recreational facilities. On the coast, Seafront Residences and Seafront Villas represent 43 hectares of beachfront development in San Juan, featuring resort-grade amenities and extensive green space. Property appreciation at Seafront Residences has reached 437% since launch, reflecting sustained market demand for quality residential options in the region.
Located in San Juan, Batangas, Seafront Residences offers a master-planned community that lets residents live out the beachfront lifestyles of their dreams, featuring spacious recreational areas and premium amenities.
These developments function as talent anchors for the integrated estate. Professionals relocate and remain because the residential offering is substantive—communities with scale, amenities, and genuine lifestyle value. For an industrial-anchored development competing regionally, this residential depth matters. It reduces turnover, supports workforce planning, and signals that LIMA Estate can accommodate not just production facilities but the full spectrum of professional and family life that sustains long-term economic growth.
A Dependable and Sustainable Ecosystem Powering Industry and Communities
Geothermal Power Provides Reliable, Round-the-Clock Energy
Aboitiz Power Renewables Inc.’s Makiling-Banahaw (MakBan) complex in Laguna provides 458 MW of installed geothermal capacity, offering stable, 24/7 baseload power that reduces fossil fuel dependence, mitigates fuel price volatility, and supports grid stability for continuous operations.
Aboitiz Power Renewables, Inc.’s geothermal portfolio—comprising the Makiling-Banahaw (MakBan) complex and the Tiwi Geothermal Power Plants—provides 646 MW of installed capacity across Laguna, Batangas, and Albay. These assets deliver stable, 24/7 clean energy, reducing manufacturers’ dependence on fossil fuels and limiting exposure to fuel price volatility. Their baseload output also strengthens grid stability, supporting continuous, energy-intensive operations.
In November 2024, Aboitiz Renewables announced plans to integrate a battery energy storage system (BESS) with MakBan, which will become the first BESS–geothermal hybrid in the Philippines.
Beyond power generation, the company continues to invest in environmental and social initiatives. Since 2022, it has planted over 25,000 trees across 20 hectares of streambanks and degraded land with the National Power Corporation. In Sto. Tomas, Batangas, Aboitiz Renewables–MakBan provided PHP 391,500 worth of medical equipment to benefit 2,641 residents of Barangay Sta. Elena.
The MakBan Cleanergy Center, opened in 2013, remains the country’s first learning hub dedicated to renewable energy education.
Estate Energy Systems Enable Manufacturing Competitiveness
LIMA Enerzone provides a reliable, sustainably managed power and utilities network that supports industrial, commercial, and community operations across LIMA Estate.
LIMA EnerZone delivers distribution and on-estate energy management within LIMA Estate, coordinating network upgrades with demand from advanced manufacturers and logistics operators. At LIMA Estate, 21% of LIMA Enerzone’s total power generation is derived from renewable sources, while Aboitiz Power’s Retail Energy Supplier supplies 18 megawatts of renewable energy to the estate’s contestable customers. Roof-mounted solar energy systems throughout LIMA Estate generate 17 megawatts of energy. The Outlets at Lipa features a 1.5-megawatt-peak rooftop solar panel system that offsets 31,000 tons of carbon dioxide annually.
LIMA Estate became the first industrial park to achieve the pilot BERDE District Certification with a 5-star rating, the highest rating Philippine Green Building Council awards to developments, recognizing the estate’s commitment to sustainable development, health and wellbeing, community engagement, and economic opportunities.
Water Infrastructure Secures Industrial Operations
LIMA Water Corporation ensures consistent, sustainably operated water services that enable LIMA Estate’s locators and communities to function and expand with confidence.
LIMA Water Corporation provides end-to-end water and wastewater services for LIMA Estate through treatment and distribution systems, supported by a Smart Water Network wherein its water facilities turn into interconnected and intelligent systems by integrating Supervisory Control and Data Acquisition (SCADA) systems and corresponding digital output instruments like water meters and sensors. LIMA Water, which operates within LIMA Estate in Batangas, has maintained a non-revenue water level below 5% over the past 5 years, well below the ecozone authorities’ acceptable level of 20%.
The Smart Water Network enabled LIMA Water to reduce their operational budget for repairs by 30% in 2020, and fuel consumption went down by 20% due to the streamlined daily monitoring routine. LIMA Water operates two wastewater treatment facilities with a combined treatment capacity of 26 million liters of wastewater daily.
In line with its sustainability roadmap, LIMA Water expanded its use of renewable energy through the installation of a 99.9 kW solar panel at one of its Sewage Treatment Plants (STP 2) in April 2024, followed by the successful commissioning of the Ground Water Reservoir (GWR1) solar project in July 2025. With a combined solar capacity of 187 kWp, two of LWC’s major assets are now powered by clean energy – demonstrating its commitment to operational efficiency and environmental responsibility.
Building on this momentum, LIMA Water is now set to broaden its environmental services portfolio with the launch of septage treatment services, serving neighbouring cities and municipalities across the CALABARZON region.
Driving Construction Projects with Excellence
For fifty years, Aboitiz Construction has upheld a disciplined commitment to safety, quality, and the kind of engineering excellence that strengthens industries and communities.
Started in the first half of the year, Aboitiz Construction’s 100-hectare Phase 4 infrastructure development in Lipa and Malvar includes the construction of a flyover. The project generates significant employment opportunities, with a peak workforce of approximately 200 workers, the majority of whom are locally hired from Batangas. To date, Aboitiz Construction has covered a total of 217.5 hectares within LIMA Estate through various land development projects.
Aboitiz Construction is also leading the design and construction of a food manufacturing facility for Big E Food Corporation, the maker of Lemon Square pastries, which includes a production plant, an operations and maintenance building, and other ancillary structures. The Big E facility spans 7 hectares and is slated for completion within 2025, designed to scale domestic production and enhance export readiness for Philippine food processors. These projects accelerate the conversion of available land into revenue-generating factories and logistics facilities.
This year, Aboitiz Construction is celebrating its 50th anniversary, reflecting its legacy of commitment to safety and quality, as well as its brand of being Engineered for Excellence.
Regional Impact and Economic Contribution
Through the collective thrust of investments across AboitizPower, Aboitiz Economic Estates, Aboitiz Land, Aboitiz Construction, and Aboitiz InfraCapital, the Group creates an attractive environment for investors while generating employment and increasing local government revenues. This integrated approach accelerates socio-economic activity across Southern Luzon. Investors benefit from operational certainty, reliable infrastructure, and access to skilled talent, while communities gain sustained employment, skills development, and improved services. This synergistic model illustrates how coordinated private investment can drive inclusive, region-wide economic growth.
