Home News & Updates New STAR Tollway Interchange Strengthens Connectivity and Long-Term Investment Readiness in Batangas

Batangas, Philippines — For investors evaluating Southern Luzon as a long-term growth market, connectivity remains a decisive factor. The LIMA Gateway responds to this through a new six-lane access road that will directly link the STAR Tollway to LIMA Estate via J.P. Laurel Highway. Once operational in 2027, the interchange is expected to improve the movement of goods and people across the Lipa–Malvar corridor, shorten travel time from Metro Manila to under an hour, and strengthen Batangas’ position within CALABARZON and the broader Luzon Economic Corridor.

LIMA Estate already benefits from one of the most extensive access networks in Batangas. Today, the estate is served by two STAR Tollway exits, with a third underway, and is accessible via J.P. Laurel Highway through four ingress and egress points, with two additional access points under construction. The LIMA Gateway builds on this strong foundation—reinforcing access that is already unmatched in the area and positioning the estate for continued growth as demand accelerates.

LIMA Estate, the Philippines’ largest industry-anchored estate and the country’s first BERDE District Certified development, serves as a dynamic ecosystem where business, education, and innovation come together to drive sustainable growth and opportunity.

Improving Mobility for Business and Industry

The LIMA Gateway improves how people, goods, and services move in and out of LIMA Estate. Direct expressway access simplifies daily logistics, reduces congestion at existing tollway entry points, and makes travel more predictable for businesses and workers alike.

With clearer routes into the estate, manufacturers, logistics providers, and business firms can plan operations more efficiently. For companies expanding over the long term, the interchange reinforces LIMA Estate’s role as a location built for continuity, scale, and sustained operations.

Decongesting Growth Centres, Expanding Investment Footprint

By adding a new access point along the STAR Tollway, the LIMA Gateway helps decongest existing interchanges in Lipa and Malvar while enabling growth to extend into surrounding areas in a more deliberate manner.

Lipa City is strategically located at the centre of Batangas. The interchange creates a more efficient gateway into the city, directly linking it to major economic corridors across Southern Luzon. It’s about improving daily mobility and access—giving Lipeños easier reach to work, education, and essential services.

For investors, this creates opportunities for industrial, commercial, and mixed-use developments that are supported by planned infrastructure rather than driven by congestion.

Strengthening Batangas as a Connected Industrial and Business Hub

LIMA Estate stands as the center of industry in Batangas—serving as the province’s primary gateway for manufacturing, logistics, and business activity. Anchored by a mature industrial base and supported by integrated commercial and business uses, LIMA functions as a gateway city where production, enterprise, and daily activity converge.

The LIMA Gateway reinforces this role by strengthening direct access into the estate, allowing business activity to scale alongside manufacturing and logistics operations. With offices, retail, hospitality, and residential developments integrated within the estate, LIMA serves as the new center of Batangas—purpose-built to support economic activity, workforce mobility, and long-term growth.

Built through public–private collaboration, the LIMA Gateway demonstrates how strategic infrastructure investment reinforces competitiveness and creates enduring value for the province.

LIMA Gateway reflects the role strategic infrastructure plays in unlocking growth across an entire ecosystem. Together with broader investments in the area, improved connectivity supports business expansion, enhances mobility, and expands access to opportunities for the surrounding communities.

As Batangas continues to attract investment, the LIMA Gateway reinforces LIMA Estate’s position as one of the most accessible and competitive industrial and business locations in Southern Luzon.
